Lead Safe Building Maintenance Practices
PROTECT YOUR TENANTS – LIMIT YOUR LIABILITY – COMPLY WITH THE LAW
Lead poisoning is the No. 1 environmental health issue affecting children under the age of 6. Each year, nearly 5,000 New Jersey children are diagnosed with dangerous levels of lead in their blood. But childhood lead poisoning is entirely preventable.
In May of 2005, the State of New Jersey has adopted rules to address the lead-safe maintenance of multiple family rental housing constructed prior to 1978. N.J.A.C. 5:10 requires proper training of all maintenance staff disturbing lead based paint during routine maintenance activities. The New Jersey Department of Community Affairs, in cooperation with the Center for Government Services at Rutgers, is offering the required 7.5 hour seminar to provide training to owners, or employees of the owner, performing visual examinations, undertaking corrective action, or performing maintenance work.
All individuals performing work on pre-1978 multi-family rental housing are required to complete a one-day course on lead-safe building maintenance practices and applicable NJ law.
For a limited time only, the Department of Community Affairs will sponsor this training and offer the course at a reduced rate of $35 per student. Failure to use properly trained individuals to perform work on pre-1978 multi-family rental housing will be a violation of N.J.A.C. 5:10-6.6(g) and may result in monetary penalties.
